01 / Exploration
Intake and brief
A good design starts with a good conversation. We take the time to get a clear picture of your wishes, budget and situation.
- An inventory of wishes, ideas and bottlenecks
- Analysis of the existing home, plot and surroundings
- Rough feasibility of brief, budget and rules
- First sketches and massing studies
- Discussion of the step-by-step plan and rough schedule
This gives you early insight into the possibilities, before big decisions are made. From sketch design to building plan
02 / Spatial main layout
Concept design for a home or alteration
Based on your wishes, we develop one or more clear concepts for a new build, extension or internal alteration.
- New layout, sightlines and daylight
- A better connection between inside and outside
- Options for an extension, roof extension or dormer
- 2D floor plans and 3D visualisations
- Indication of building costs and phasing
In this phase you can compare options and choose the direction that best suits your home and how you use it.
03 / Final design
Design development and materials
Once the concept has been chosen, we develop the design into a whole that is coherent both technically and aesthetically.
- Final floor plans, elevations and sections
- Material and colour proposals for facade and interior
- Proposals for insulation, building services and sustainability
- Connection to the existing structure and detailing
- Coordination with the structural engineer and services installer
We look for the right balance between appearance, comfort, maintenance and cost.
04 / Regulations
Permits and building application
Building and altering often means that permits, zoning plan rules, design review or heritage conditions have to be looked into.
- Permit check for environmental permit, design review and heritage
- Set of drawings for the permit application
- Justification of the design for the municipality
- Changes in response to substantive comments
- Guidance during the permit procedure
This makes procedural risks visible early and keeps the spatial starting points recognisable in the application.
